How to use our Home Sale Proceeds Calculator
- Enter Expected sale price ($), Mortgage payoff ($), Agent commission (percent of sale price), Other seller closing costs (percent of sale price), and Prep and repair costs ($).
- Open Advanced options if you want to add Seller credits to buyer ($), Other liens or payoffs ($), Other flat seller costs ($), or Cash you want after sale ($).
- Click Calculate to see Estimated cash after sale first, then the sale price needed for your cash goal and the cost breakdown.
- Sanity-check the output by comparing Total selling costs before payoffs with your local estimates and by using a payoff quote instead of an old loan balance when you have one.

Definitions
Expected sale price ($): The price you expect the home to sell for before subtracting costs, loans, or credits.
Mortgage payoff ($): The amount needed to fully pay off the main mortgage at closing. It can differ from the current balance.
Agent commission (percent of sale price): The seller-paid commission rate entered as a percent of the sale price.
Other seller closing costs (percent of sale price): A rough percent estimate for seller costs such as transfer taxes, title, escrow, recording, or similar settlement charges.
Seller credits to buyer ($): Money the seller agrees to give the buyer at closing, often for repairs or closing costs.
Other liens or payoffs ($): Extra debts that must be paid from the sale, such as a second mortgage, HELOC, tax lien, or judgment lien.
Estimated cash after sale: The sale price minus entered selling costs, mortgage payoff, and other payoffs. A negative value means the entered sale price may not cover everything.
Sale price needed for your cash goal: The estimated sale price required to reach Cash you want after sale ($) using the same percent costs and flat costs.
Common mistakes and quick fixes
Mistake: Using an asking price in Expected sale price ($) when you expect to accept less.
Fix: Enter the sale price you think will actually close, then test a lower number to see your cash cushion.
Mistake: Entering the current loan balance instead of Mortgage payoff ($).
Fix: Use a payoff quote if you have one, because payoff can include interest and fees through the closing date.
Mistake: Typing 0.055 in Agent commission (percent of sale price) for a 5.5 percent commission.
Fix: Enter 5.5, not 0.055, because the field asks for a percent.
Mistake: Double-counting the same fee in Other seller closing costs (percent of sale price) and Other flat seller costs ($).
Fix: Put each cost in one place only, either as part of the percent estimate or as a known flat dollar amount.
Mistake: Leaving Seller credits to buyer ($) out after agreeing to a repair credit or closing cost credit.
Fix: Add the credit in Advanced options so Estimated cash after sale is reduced by that amount.
Mistake: Reading Cash over or short of your goal as the final closing statement.
Fix: Treat it as a planning gap based on Cash you want after sale ($), then confirm final figures with your closing documents.
Limitations & Key Assumptions / Boundary Conditions
- This is a planning estimate, not a final closing statement, settlement statement, or tax estimate.
- Actual commissions, transfer taxes, title fees, escrow fees, attorney fees, and recording charges vary by location and contract.
- The calculator does not estimate capital gains tax, income tax, property tax prorations, moving costs, home purchase costs, or tax exclusions.
- Mortgage payoff should come from a payoff quote when possible. A regular loan balance may be too low or too high for a closing date.
- Percent-based costs are applied to Expected sale price ($). If a real fee is a flat amount, enter it as Other flat seller costs ($) instead.
- Negative Estimated cash after sale is allowed. It means the entered sale price may not cover selling costs and payoffs.
- The target sale price math cannot work if Agent commission (percent of sale price) plus Other seller closing costs (percent of sale price) is 100 percent or more.
Methodology
How the estimate is calculated
The calculator treats dollar inputs as dollars and percent inputs as parts of the sale price. Percent values are divided by 100 before they are multiplied by Expected sale price ($).
commission_cost = sale_price * (agent_commission_percent / 100)
other_closing_costs_by_percent = sale_price * (seller_closing_cost_percent / 100)
total_selling_costs = commission_cost + other_closing_costs_by_percent + prep_repair_costs + seller_credits + other_seller_costs
estimated_cash_after_sale = sale_price - total_selling_costs - mortgage_payoff - other_payoffs
cash_over_or_short_of_target = estimated_cash_after_sale - target_cash_after_sale
selling_costs_percent_of_sale = (total_selling_costs / sale_price) * 100
Target sale price math
The target calculation works backward from Cash you want after sale ($). It adds the target cash, payoffs, and flat costs, then divides by the share of each sale dollar left after percent-based costs.
sale_price_needed_for_target = (target_cash_after_sale + mortgage_payoff + other_payoffs + prep_repair_costs + seller_credits + other_seller_costs) / (1 - (agent_commission_percent / 100) - (seller_closing_cost_percent / 100))
If the percent-based costs total 100 percent or more, the denominator is zero or negative, so the calculator blocks the target sale price result and asks you to lower the percent inputs.
Worked example
For an Expected sale price ($) of $400,000, Mortgage payoff ($) of $250,000, Agent commission (percent of sale price) of 5.5, Other seller closing costs (percent of sale price) of 2, Prep and repair costs ($) of $5,000, and Cash you want after sale ($) of $100,000, the commission is $22,000 and the other percent-based closing costs are $8,000. Total selling costs before payoffs are $35,000, so Estimated cash after sale is $115,000. The cash comparison is $15,000 over the goal, and the Sale price needed for your cash goal is about $383,783.78.
Calculation choices
Estimated cash after sale and Cash over or short of your goal stay signed. A negative value is not changed to zero because a short sale, lien, or high payoff can make the sale short of the entered costs. Total selling costs before payoffs excludes Mortgage payoff ($) and Other liens or payoffs ($) so you can separate selling expenses from debt payoff.
