How to use our Seller Closing Costs Calculator

  1. Enter the expected Sale price ($) and Mortgage payoff ($), using the payoff amount close to closing if you have it.
  2. Enter Listing agent fee (percent), Buyer agent help (percent), and Other closing costs (percent); use 0 for any percent cost that does not apply.
  3. Open Advanced options if you want to add Buyer closing cost help ($), Repairs and other seller costs ($), Tax or HOA proration ($), Other fixed fees ($), or a Walk-away cash goal ($).
  4. Click Calculate and read Estimated cash after payoff first, then check Seller costs before mortgage payoff and Seller costs as a percent of sale price.
  5. Sanity-check the result by comparing the cost percent with your expected deal terms, then update any rough percent with real settlement estimates when you get them.

Definitions

Estimated cash after payoff: The estimated amount left after Sale price ($) minus Seller costs before mortgage payoff and Mortgage payoff ($). A negative amount means the sale may not cover the payoff and costs.

Mortgage payoff: The amount needed to fully pay the loan at closing, which can differ from the balance shown on a regular statement.

Buyer agent help: A percent of the sale price you expect to offer toward the buyer agent or broker fee.

Other closing costs: A broad percent estimate for seller costs outside agent-related fees, such as transfer taxes, title or escrow fees, recording, attorney fees, or similar items.

Fixed costs and credits entered: The total of Buyer closing cost help ($), Repairs and other seller costs ($), Tax or HOA proration ($), and Other fixed fees ($). This total can be negative if seller credits are larger than added costs.

Walk-away cash goal: The optional cash amount you want to keep after seller costs and mortgage payoff.

Common mistakes and quick fixes

Mistake: Using the loan balance instead of Mortgage payoff ($).
Fix: Enter the payoff amount expected near closing, because interest and payoff fees can change the final number.

Mistake: Typing Buyer agent help (percent) as a dollar amount.
Fix: Enter the percent of Sale price ($), such as 2.5, or enter 0 if you are not offering buyer agent help.

Mistake: Putting the same fee in Other closing costs (percent) and Other fixed fees ($).
Fix: Use Other closing costs (percent) for broad percentage estimates and Other fixed fees ($) only for known flat fees not already included.

Mistake: Entering Tax or HOA proration ($) with the wrong sign.
Fix: Enter a positive number when it costs you money and a negative number when it is a credit to you.

Mistake: Treating Price change needed to hit your goal ($) as the exact net shortfall.
Fix: Use Sale price needed for your cash goal ($), because percentage-based fees rise when the sale price rises.

Limitations & Key Assumptions / Boundary Conditions

  • This is a planning estimate, not a final settlement statement. Your final numbers can change when taxes, title fees, escrow fees, prorations, credits, and payoff figures are finalized.
  • The calculator does not look up state, county, city, HOA, or transfer-tax rules. Put those costs into Other closing costs (percent), Tax or HOA proration ($), or Other fixed fees ($).
  • Agent-related fees and buyer fee help are entered as percentages. Actual compensation terms depend on your agreement and the sale contract.
  • Mortgage payoff may include interest through the payoff date, recording or release fees, and other lender charges. Use an updated payoff quote when available.
  • The Walk-away cash goal ($) result uses the same percentage rates and fixed costs you entered. It does not adjust for a buyer changing credits, repairs, or negotiation terms at a different price.
  • If combined percentage costs are 100% or more, the target sale price calculation is not meaningful because no positive share of the price remains after percentage costs.

Methodology

How the estimate is calculated

The calculator treats percentage costs as a share of Sale price ($), then adds fixed dollar costs and subtracts Mortgage payoff ($). It keeps negative results instead of changing them to 0, because a negative Estimated cash after payoff is important for planning.

commission_total = sale_price * (listing_agent_fee_percent + buyer_agent_help_percent) / 100

other_closing_costs = sale_price * other_closing_cost_percent / 100

fixed_costs_total = seller_credit + repairs_and_other_costs + tax_proration + other_fixed_fees

total_seller_costs_before_payoff = commission_total + other_closing_costs + fixed_costs_total

net_proceeds = sale_price - total_seller_costs_before_payoff - mortgage_payoff

cost_percent_of_sale = total_seller_costs_before_payoff / sale_price * 100

Cash goal calculation

If Walk-away cash goal ($) is filled in, the calculator solves for the sale price that would leave that target amount after the same percentage costs, fixed costs, and mortgage payoff. The target result is shown only when the percentage cost rate is below 100%.

target_sale_price_needed = (target_net_proceeds + mortgage_payoff + fixed_costs_total) / (1 - (listing_agent_fee_percent + buyer_agent_help_percent + other_closing_cost_percent) / 100)

target_price_change_needed = target_sale_price_needed - sale_price

Mini-example

For a $400,000 sale price, $250,000 mortgage payoff, 2.5% listing agent fee, 2.5% buyer agent help, 1.5% other closing costs, and $0 fixed costs, the agent-related fee estimate is $20,000 and other percentage-based closing costs are $6,000. Seller costs before mortgage payoff are $26,000, so Estimated cash after payoff is $400,000 - $26,000 - $250,000 = $124,000.

If the walk-away cash goal is $150,000 with the same inputs, the needed sale price is about $427,807.49. The Price change needed to hit your goal is about $27,807.49 higher than the $400,000 sale price.

Calculation choices

Mortgage payoff is kept separate from Seller costs before mortgage payoff because payoff is debt repayment, while the other entries are selling costs or credits. Tax or HOA proration ($) may be negative when it is a seller credit. Final closing figures are usually checked on the closing disclosure or settlement paperwork, so replace estimates with real line items when available [2].
