How to use our USDA Loan Calculator

  1. Enter the Home price ($), Down payment ($), and Interest rate (percent) using the loan rate, not the APR.
  2. Enter Property tax ($ per year) and Home insurance ($ per year) as yearly amounts, since the calculator divides them by 12.
  3. Open Advanced options if you want to change Upfront guarantee fee payment, add HOA fee ($ per month), add Other housing costs ($ per month), or edit USDA fee rates.
  4. Select Calculate and read Estimated monthly payment first, then compare Cash needed for down payment and upfront fee with Financing the upfront fee changes payment by.
  5. Sanity-check the result: the Starting loan amount used for payment should be higher than the Base loan before USDA upfront fee only when you finance the upfront fee.

Definitions

Home price ($): The purchase price before subtracting any down payment.

Down payment ($): The amount you pay toward the home price at purchase.

Base loan before USDA upfront fee: Home price minus down payment.

USDA upfront guarantee fee: A one-time USDA fee estimated from the base loan amount.

Upfront guarantee fee payment: The choice to add the upfront fee to the loan balance or pay it at closing.

Annual USDA fee (percent): The yearly USDA fee rate used to estimate the first-year monthly USDA fee.

Estimated monthly payment: The estimated monthly total for principal, interest, USDA annual fee, property tax, home insurance, HOA, and other monthly costs entered.

Cash needed for down payment and upfront fee: Down payment plus the USDA upfront fee only if the upfront fee is paid at closing.

Common mistakes and quick fixes

Mistake: Entering APR in Interest rate (percent).
Fix: Use the note rate from the loan quote; APR can include fees and can make Estimated monthly payment too high.

Mistake: Typing monthly tax in Property tax ($ per year) or monthly insurance in Home insurance ($ per year).
Fix: Enter yearly amounts only, such as 3,600 for $300 per month in taxes.

Mistake: Setting Down payment ($) higher than Home price ($).
Fix: Enter a down payment from $0 up to the home price so Base loan before USDA upfront fee is not negative.

Mistake: Ignoring Upfront guarantee fee payment and assuming the USDA upfront fee is always paid in cash.
Fix: Choose Finance it into the loan or Pay it at closing, then compare Cash needed for down payment and upfront fee and Financing the upfront fee changes payment by.

Mistake: Putting annual costs in HOA fee ($ per month) or Other housing costs ($ per month).
Fix: Convert those costs to monthly amounts before entering them.

Mistake: Changing Upfront guarantee fee (percent) or Annual USDA fee (percent) without a current lender or USDA source.
Fix: Keep the defaults unless your lender gives you different fee rates for the estimate.

Limitations & Key Assumptions / Boundary Conditions

  • This calculator is for a USDA Single Family Housing Guaranteed Loan payment estimate, not a loan approval.
  • It uses a 30-year fixed term of 360 months and does not calculate 15-year loans, adjustable-rate loans, or temporary buydowns.
  • It does not check USDA income limits, property location, credit rules, debt-to-income limits, lender overlays, or whether a specific property is eligible.
  • The USDA annual fee is estimated from the Starting loan amount used for payment and divided by 12. A lender's actual annual fee schedule can change as the unpaid principal balance changes.
  • Cash needed for down payment and upfront fee is not total cash to close. It excludes title fees, lender fees, escrow deposits, prepaid interest, appraisal, inspections, and other closing costs.
  • Property tax, home insurance, HOA fees, and Other housing costs ($ per month) can change after closing, so the real payment can differ from this estimate.
  • Default USDA fee rates can change. Use lender-provided values in Upfront guarantee fee (percent) and Annual USDA fee (percent) when you have them.

Methodology

Payment calculation

The calculator first finds the base loan from the price and down payment.

base_loan = home_price - down_payment

It then estimates the one-time USDA upfront guarantee fee.

upfront_fee = base_loan * (upfront_fee_percent / 100)

If Upfront guarantee fee payment is set to finance, the fee is added to the loan amount used for payment. If it is paid at closing, the loan amount stays at the base loan.

starting_loan = base_loan + upfront_fee if financed, otherwise base_loan

The monthly interest rate is the annual Interest rate (percent) divided by 100 and then divided by 12. The term is 360 months, which is 30 years.

monthly_rate = interest_rate_percent / 100 / 12

For a nonzero rate, principal and interest use the standard fixed-payment loan formula.

pi_payment = starting_loan * monthly_rate * (1 + monthly_rate)^360 / ((1 + monthly_rate)^360 - 1)

If the interest rate is 0, the calculator avoids division by zero and spreads the starting loan evenly over 360 months.

pi_payment = starting_loan / 360

The first-year monthly USDA annual fee estimate is based on the starting loan amount and the Annual USDA fee (percent).

monthly_usda_annual_fee = starting_loan * (annual_fee_percent / 100) / 12

The total monthly payment adds principal and interest, the USDA annual fee estimate, yearly tax and insurance divided by 12, and any monthly HOA or other housing costs entered.

total_monthly_payment = pi_payment + monthly_usda_annual_fee + property_tax_yearly / 12 + home_insurance_yearly / 12 + hoa_monthly + other_monthly_costs

Cash and fee tradeoff

Cash needed now includes the down payment. It also includes the upfront fee only when Upfront guarantee fee payment is set to pay at closing.

cash_needed_now = down_payment + upfront_fee if paid at closing, otherwise down_payment

The tradeoff compares two full monthly totals using the same home price, down payment, rate, taxes, insurance, monthly costs, and fee rates.

upfront_fee_tradeoff = monthly_total_if_financed - monthly_total_if_paid_at_closing

Mini-example

For a $300,000 home, $0 down payment, 6.5% interest, $3,600 yearly property tax, $1,200 yearly insurance, a 1.00% upfront fee, and a 0.35% annual fee, the base loan is $300,000 and the upfront fee is $3,000. If the fee is financed, the starting loan is $303,000. The estimated monthly payment is about $2,403.54, cash needed for the down payment and upfront fee is $0, and financing the upfront fee adds about $19.84 per month compared with paying that fee at closing.
